Sea Breeze is situated in the heart of fashionable Kemp Town, just off from Brighton’s historic sea front. We’re seconds from the new Giant Wheel attraction, close to the famous Brighton Palace Pier, and near the beautiful Royal Pavilion.
It is just a short walk from our bed and breakfast to the famous Brighton Laines. We’re just off vibrant St James Street, where you’ll find many of Brighton’s most popular cafes, restaurants and bars.

From London (approx 60 Miles) Straight down the M23 onto the A23 when you are coming into Brighton city centre you will see the Royal Pavilion on your right, turn left there into St Edwards Street – at the second traffic lights on the brow hill turn right into Upper Rock Gardens – Sea Breeze guest house is half way down on the right hand side.
From London Gatwick (approx 20 Miles) Straight down the M23 onto the A23 when you are coming into Brighton city centre you will see the Royal Pavillion on your right, turn left there into St Edwards Street – at the second traffic lights on the brow hill turn right into Upper Rock Gardens -
Sea Breeze guest house is half way down on the right hand side.
From Poole Valley Coach Station (approx 0.5 Mile) Along the sea front heading east at the traffic lights turn left into Lower Rock Gardens and this turns into Upper Rock Gardens, Sea Breeze guest house is half way up on the left.
